YOUR PROPERTY PLANS
Bring the whole borrowing picture.
An investment purchase may sit alongside a home loan and other commitments. Let Sam know what you already have in place and what you're considering next, so the lending conversation reflects your circumstances.
What Sam can help you work through
- Discuss the purpose and timing of your proposed purchase.
- Talk through existing lending and questions about the new loan.
- Understand what information is needed to assess borrowing options.
YOUR QUESTIONS
Before we talk.
How do principal-and-interest and interest-only repayments differ?
Principal-and-interest repayments reduce the amount borrowed as well as paying interest. During an interest-only period, the scheduled repayments cover interest without reducing the loan balance. Initial repayments may be lower, but repayments increase when principal repayments begin, and the loan may cost more overall. Sam can help you compare the repayment commitments and costs, including what happens when an interest-only period ends.
Can I use equity in my home towards an investment property?
You may be able to borrow against some of the equity in your existing home. Equity is the difference between the property’s value and the amount you owe, but it is not all automatically available to borrow. The lender will assess the property value, your income, expenses, existing debts and its lending requirements. Accessing equity through additional borrowing increases your debt and may increase repayments. Sam can help you understand what would need to be assessed.
Will Sam choose an investment property for me?
This service is about lending. Property selection, expected returns and tax strategy are separate questions to discuss with the relevant advisers.
What should I consider beyond the purchase price?
Discuss the proposed borrowing alongside your existing loans, repayments and a budget for property costs. Consider how you would manage periods without rent or unexpected expenses. The finance conversation should account for commitments you already have, not just the new purchase.
Can Sam advise on tax or ownership arrangements?
The enquiry is about lending, not choosing a tax or legal structure. Speak with an appropriately qualified tax or legal adviser about ownership and tax treatment. Let Sam know the arrangement you are considering so the lending questions can be discussed in that context.
